The Site

2280 Dundas St. W is located south east of the vibrant Dundas St. W and Bloor St. W intersection.

Built in 1962, this neighbourhood retail centre occupies approximately 10 acres south of the Bishop Marrocco/Thomas Merton Catholic Secondary School and Regional Arts Centre.

Currently the retail centre is anchored by a Loblaws grocery store. Other tenants include: LCBO,
Kal-Tire, and Coffee Time

2280 Dundas St. W is within the Dundas West-Bloor Mobility Hub.

The site is steps from the TTC’s subway line 2, 504, 505 and 506 street cars, the 30, 40 and 41 buses, the Bloor GO station and one of only two UP Express stations between Union Station and Pearson International Airport.

The site is only two kilometers from the nearest highway, the Gardiner Expressway, providing driving commuters access to various destinations further afield.

2280 Dundas St. W is located in the vibrant Bloor/Dundas area servicing eclectic, growing and sought-after neighbourhoods including the Junction Triangle to the north, Bloordale to the east, High Park to the west and Roncesvalles Village to the south.

History

The intersection of Bloor and Dundas St. West is steeped in history with Bloor St. established as a major arterial road in the 1920’s. In those early days, the intersection was already recognizable by an array of railroad tracks. The building of these railroads was an instrumental part of fostering growth in the area at that time. Today, the area maintains the important feature of mobility and connectivity with easy access to multiple modes of transit.

Choice Properties REIT will be taking the neighborhood you’ve always loved and is transforming it into the complete community. Our vision is to transform the property into a destination that knits together the established surrounding neighborhoods and create a hub that serves our community’s needs. Our design intent is based on seven themes that will be the foundation for the redevelopment of Bloor & Dundas: Connecting, Learning, Living, Working, Shopping, Playing, and Sustainability. This site represents a unique opportunity to create a comprehensive redevelopment that can contribute to a better quality of life for the community of today and tomorrow.

Based on the community feedback given during Open House #1, we pulled seven themes to follow through during the design and planning stage. These seven community themes are the foundation for a complete and thriving community.

Timeline

We are in the very early stages of the planning process. Informed by the City of Toronto’s Policies, our plans will be reviewed and approved at various stages. As this is a long-term project we will take the time to do it right.

Urban Strategies Inc., Planning and Urban Design

Urban Strategies has over 25 years of experience in land development, planning and urban design excellence, and has taken on some of the most challenging and important re-urbanization projects across North America and the UK. Urban Strategies has won numerous awards of excellence, and is leading the planning and urban design team and managing the development approvals process.

BA Group, Transportation Consultants

BA Group facilitates the movement of people and goods in urban environments.
